Home Inspection: "Good Value For The Price"
A study of the home inspection industry undertaken by the National Association
of REALTORS® and the American Society of Home Inspectors ASHI revealed that
ninety-seven (97%) percent of the home buyers they interviewed who had a home
inspection believe that it was a "good value for the price."
The first-ever study also revealed that seventy-seven (77%) percent of all
recent home buyers obtained a home inspection prior to the purchase of their
homes. These findings indicate that home inspectors, professionals hired to
inspect homes bought and sold, have become an integral part of the real estate
process.
"It's clear from this survey that home inspections are utilized more
now than ever before," said ASHI President John Ghent of the study that
surveyed 1,000 home buyers and 900 real estate
agents. "We're also happy to hear that consumers are more confident buying
or selling a home when they involve home inspection professionals."
Some of the key findings from the telephone interview study conducted by Market
Enhancement Group, Inc., with home buyers and real estate agents involved in a
real estate transaction within the 1st.. 18 months, were as follows:
Nearly all realtors (99%) nationally recommend that the buyer get a home
inspection, with 92% saying they
always make this recommendation, and an additional 7% saying they often do so.
Of the seventy-seven (77%) percent of all recent homebuyers nationally who
obtained a home inspection:
81% had a contingency placed in the contract for the inspection. 79% attended
and participated in the home
inspection. 97% believe that the home inspection was a good value for the price
they paid.
The Northeast region had the lowest rate of getting a home inspection (70%)
whereas the West region had the highest rate at 81%.
Twenty-three (23%) percent of home buyers nationally did not have a home
inspection prior to purchase, with
more than a third of them expressing the reason as they were buying a newly
constructed home.
More than half (54%) of home buyers had knowledge of the inspector being a
member of a professional home inspector organization, with 18% of them citing
the organization as the American Society of Home Inspectors (ASHI).
Most realtors (84%) have not had any sellers contracts terminated as a result of
a home inspection, with the
highest ratio in the West Region (87%) and the Northeast Region (86%), with the
Midwest and South Regions close behind (81% each).
